A residential street of brick-built houses

Moving from another managing agent?

No fee to switch to Harlington

We won’t charge you to transfer an existing tenancy to us. We’ll review the property and tenancy records before agreeing the handover. From the agreed start date, our management fee is 10% of rent collected.

When does the £250 setup fee apply?

Only when we find a tenant and set up a new tenancy, not when you switch with a tenant already in place.

How moving to Harlington works

We’ll review your current arrangements and explain what’s involved before you decide to switch.

  1. 01

    Review your arrangements

We discuss your property, the tenancy and what you want from management. Your current agreement needs checking for notice requirements and charges.

  2. 02

    Agree the handover

We confirm our service, fees and responsibilities, then agree how tenancy documents, keys and rent records will be handed over, and when.

  3. 03

    Keep your tenant informed

We plan the introduction so your tenant knows who to contact, how to report repairs and where to pay rent if payment arrangements change.

Questions about switching

Can I switch while my property has a tenant?

A change of managing agent may be possible during an existing tenancy. The timing depends on your current agency agreement and the arrangements needed for the handover.

How long does a handover take?

It depends on the notice period in your current agreement and how quickly documents, keys and records are handed over. We’ll agree a realistic timetable with you before anything changes.

What does the handover include?

The handover covers the tenancy documents, keys, rent records and any outstanding maintenance.

We’ll also review the existing deposit arrangements and coordinate any required updates or transfer. If payment arrangements change, we’ll make sure your tenant knows where to pay rent.

What will it cost?

There is no Harlington Property Management takeover charge for an existing tenancy we accept into Full Management, and our 10% management fee applies from the agreed handover date. Your current agent’s charges may still apply. See our landlord fees for the full schedule.

Who contacts my current agent?

We’ll agree with you who will give notice and how the handover will be coordinated. Any contact we make on your behalf will be with your authorisation.

Does switching mean a new tenancy agreement?

Not usually. Changing managing agent does not by itself end the tenancy, so the existing agreement normally continues. We’ll review the paperwork with you and explain anything that needs updating.
