Landlords
What is included in Full Management?
Full Management covers preparing and marketing the property, viewings, applications and referencing, the tenancy agreement and move-in, rent and statements, tenant communication, repairs and the end of the tenancy. The service guide explains each stage.
How does Tenant Find differ from Full Management?
Full Management includes everything in Tenant Find, then continues once the tenancy starts with rent collection, tenant communication, repairs and the end of the tenancy. Tenant Find covers marketing, viewings, referencing and move-in paperwork. We find your tenant and get the tenancy set up, then you take over day-to-day management when the tenancy starts. Compare the two services.
What are your landlord fees?
Full Management is 10% of rent collected, plus £250 when we find a tenant and set up a new tenancy. Tenant Find is a one-off fee of £500 per tenancy. Additional services and charges are listed on our landlord fees page.
How will I receive rent and statements?
With Full Management we collect the rent and provide landlord statements so you can keep track of rental income. Payment timing and statement frequency are confirmed in your management agreement.
If we already manage your property, contact details are on our Contact page.
How are repairs and expenditure approved?
Tenants report repairs to us and we coordinate them through to resolution. Contractor costs are agreed with you before we instruct anyone, as set out in your management agreement, and are charged at the contractor’s price for the work you approve. See landlord fees for certificates and contractor costs.
If we already manage your property, contact details are on our Contact page.
How do I get started?
Tell us about your property. We’ll talk through the likely rent and what it needs before letting, explain what each service includes and costs, and agree responsibilities with you before we start. Get in touch to begin.
Switching agents
Can I switch while my property has a tenant?
A change of managing agent may be possible during an existing tenancy. The timing depends on your current agency agreement and the arrangements needed for the handover.
How long does a handover take?
It depends on the notice period in your current agreement and how quickly documents, keys and records are handed over. We’ll agree a realistic timetable with you before anything changes.
What does the handover include?
The handover covers the tenancy documents, keys, rent records and any outstanding maintenance.
We’ll also review the existing deposit arrangements and coordinate any required updates or transfer. If payment arrangements change, we’ll make sure your tenant knows where to pay rent.
What will it cost?
There is no Harlington Property Management takeover charge for an existing tenancy we accept into Full Management, and our 10% management fee applies from the agreed handover date. Your current agent’s charges may still apply. See our landlord fees for the full schedule.
Who contacts my current agent?
We’ll agree with you who will give notice and how the handover will be coordinated. Any contact we make on your behalf will be with your authorisation.
Does switching mean a new tenancy agreement?
Not usually. Changing managing agent does not by itself end the tenancy, so the existing agreement normally continues. We’ll review the paperwork with you and explain anything that needs updating.
Tenants
How are deposits handled?
Deposits are protected with TDS Custodial in line with legal requirements. The amount is confirmed for each property before you sign. See deposit protection for more.
What fees might I pay as a tenant?
Tenant payments are limited by law to permitted payments. Those that apply to a property, such as rent and the tenancy deposit, are explained before you commit.
How do I report a repair?
To report a repair in a home managed by Harlington Property Management, use the repair form or email repairs@harlingtonproperty.co.uk. You can also call 01302 206000 during telephone opening hours. If your landlord manages the home directly, use the contact details they supplied.
For problems with your home that cannot wait until we reopen, call 01302 206127 outside telephone opening hours. The telephone arrangements are on our Contact page.
How much notice do I need to give?
Notice requirements depend on your tenancy agreement and current law. Check your agreement and contact us if you need the process explained for your situation.
Can I keep a pet?
Pet permission depends on the property and landlord. Ask before you apply or move a pet in, so the position can be confirmed in writing.
What happens when I move out?
At the end of a tenancy we will explain the move-out steps, including keys, inspections and how the deposit is handled. Details are confirmed for your agreement at the time.
How do I apply for a property?
Apply for a specific property after you’ve viewed it. We review your application, and we arrange referencing checks before a tenancy is offered.
What happens on the day I move in?
On the start date you receive access to the property and the information you need to begin the tenancy, including who to contact about repairs and tenancy questions. The tenancy agreement and any required payments are confirmed beforehand.
