Deposit protection

Your tenancy deposit should be protected, with clear information about where it is held and how it can be returned.

Last updated: 29 October 2026

When Harlington Property Management arranges deposit protection, we use TDS Custodial, part of the Tenancy Deposit Scheme. Under this scheme, TDS holds the deposit in a designated account.

At the start of your tenancy

Where we are responsible for protecting your deposit, we arrange protection within 30 calendar days of receiving it.

Within the same period, we also give you:

  • the required deposit information, known as prescribed information
  • the TDS scheme leaflet

Your deposit protection certificate confirms the amount protected and the details you need to access your TDS account. Keep these documents with your tenancy agreement.

If your landlord is responsible for arranging protection directly, your agreement and deposit documents should explain those arrangements.

If you are unsure who is handling your deposit, please ask us.

At the end of your tenancy

We want returning your deposit to be straightforward.

Where we manage the end of the tenancy, we explain any proposed deductions and the reasons for them, so you have the opportunity to ask questions and respond.

Deductions must relate to a loss covered by the tenancy agreement and be supported by appropriate evidence. Normal fair wear and tear cannot be charged to you.

Once the tenancy has ended, either the landlord or agent, or the lead tenant, can start a repayment request through TDS Custodial.

The deposit is not returned automatically. The repayment request, any responses and the payment details all need to be completed first.

For a joint tenancy, the lead tenant manages the request or response. Each tenant receiving a share should make sure TDS has their payment details.

If you disagree with a deduction

Start by telling us which deduction you disagree with and why. We will explain the evidence and try to help reach an agreement.

If agreement is not possible, TDS offers a free, independent dispute resolution service under its scheme rules.

TDS explains the process and the steps you need to take.

Deposit questions and service complaints

For questions about your deposit documents or proposed deductions, contact Harlington Property Management with the property address and your deposit reference, if you have it.

If your concern is about the service Harlington Property Management has provided, please follow our complaints procedure.

Complaints about our service and disputes about how a deposit is divided follow different processes. If you are not sure which applies, please ask us.
